Smoke odor sealing for restoration companies
We seal the odor between cleaning and rebuild, then repaint once the rebuild is done.
Odor sealing as a subcontract
Sealing between cleaning and rebuild
Once your crew has cleaned the structure, we seal the framing and surfaces with an odor-blocking primer, so the rebuild goes up over sealed surfaces. When the rebuild is done, we can return for the final repaint.
Winter in New Hampshire
In New Hampshire, 74% of building fires in November, December and January were in homes, and 41% of those were heating-related (NH State Fire Marshal, December 2024).

How it works
Request, site visit, seal, final repaint

Request
Send the job details, the date cleaning is complete and your rebuild start.

Site visit
We look at the cleaned areas and confirm the sealer, coverage and window with you.

Seal
We seal the framing and surfaces inside your window and photograph the work before and after.

Final repaint
After the rebuild, we can return to repaint the finished rooms.

Questions restoration companies ask
Can painting seal in smoke odor after a fire?
Yes, once the structure is properly cleaned. An odor-blocking primer seals residual odor into the surface so it does not come back through the new finish. The KILZ technical data sheet puts it plainly: it is critical to clean smoke damaged surfaces thoroughly before priming.
Which sealers do you use?
Shellac-based or oil-based primers, or whatever the adjuster specifies. The Zinsser B-I-N technical data sheet says it blocks stains and odors resulting from water and fire damage.
What documentation do we get?
Dated photos before and after sealing, the products used by name, and the areas and surfaces covered, ready for the adjuster file.
Do you have capacity in winter?
Winter is the busy season for fire restoration. Sealing jobs get priority in our schedule, and we confirm a window as soon as you tell us the job is ready. In New Hampshire, 74% of building fires in November, December and January were in homes, and 41% of those were heating-related (NH State Fire Marshal, December 2024).
Is restoration work priced online?
No. Restoration work is quoted per job after we see the cleaned areas, so the request page asks for details, not a budget.
